Benefits of Buying a New Construction Home

Can’t decide whether or not a new build is right for you? Here is a list of reasons why you should consider purchasing a new build as your new home.

No surprises

We’ve all heard the horror stories of pricey surprises that might have been missed during a home inspection before the purchase of a home. Undiscovered mould, leaks, or structural issues are just a few of the things that might be overlooked during a home inspection. You might move into your home in the summer and make sure the AC works fine, but come winter, discover that the home’s heating isn’t up to par. With a new build, there are no surprises – and in this case, it’s a good thing!

Newness

That new house smell … There is something to be said for the feeling of being the first-ever to live the house you chose to purchase. No one has ever cooked in your kitchen, used your bathroom or hung their clothes in the closet. Apart from a general wipe down, there is not deep clean required upon moving into a new build. The smell of freshness will linger as you settle into your new home.

Exterior and interior customization

Likely one of the greatest selling features of a new build is the possibilities you as a buyer has to customize your new home. Anything from the floor plan, cabinetry, flooring, countertops, paint colour, etc. can be chosen. When buying a new build, you customize all the features you would like in your home without the hassle of living through never-ending renovations. A new build means getting exactly what you want without the timely and costly burden that comes along with renovating a home.

Efficiency

Energy-efficient appliances, new windows and proper insulation all translate into a decrease in energy costs. New build owners typically see lower utility bills that those living in older homes – and trust us – the savings add up over time! Speaking of savings, another upside to a new build home is the low maintenance costs in the first few years following your move in. All appliances are new and usually under warranty, so even if something does go wrong – you’re covered.

Latest updates

If you’re a tech whiz, this last point is for you! Most new homes are equipped with the latest technology already built-in. Most new builds are considered “smart homes,” with most amenities controlled by your phone. Lights, sound, air are all things that, if not already included as a feature in the new build, can be upgraded if desired.
